The Opportunity

Why we invested

HC2's $13.6 million senior loan is secured by an exclusive first-lien mortgage on the land and improvements of all five villas. The recourse loan carries budget and completion guarantees from the developer. As an added protection, EB-5 funds are released only after the developer's equity has been spent and at least two villas have been pre-sold. The RIMS II analysis projects 1,322 direct and indirect jobs across the Loraloma loans against 160 required for this offering, and the rural Burnet County location provides EB-5 investors reserved visas and priority processing.
